Management Fees: 
Verdi Management charges are applied on a monthly basis: Villas and Condo’s: $150.00 Includes taking care of your rental property; meeting your guests and attending to their requirements; ensuring all your licenses are maintained; arranges to set up all utility accounts – electric, water, gas, phone, cable TV – and ensures that all bills are paid in a timely manner, unless other arrangements have been made. filing your monthly sales and tourist tax; providing bookings for your property; maintaining a key control system; preparing a monthly statement of account, listing all income and expenditure, organizing the pool care, house cleans, pest control, landscaping; forwarding your mail; dealing with problems; minor maintenance and ensuring that your property is maintained to a safe and regulatory standard throughout. Pool Service:  Include the regular service of cleaning the pool making sure the water is properly chemically balanced and filters are clean. Monthly fee: $ 60.00
Pest Control:  Once a month your home will be treated for insects. The treatment is a spray that is interior or exterior. This is not a termite service. It is recommended that once a year a termite inspection is performed by a licensed company for an additional fee. Pest control of the lawn for fire ants and other insects is an additional service covered under lawn care. Quarterly fee: $50.00 Pest Control Ext. Quarterly fee: $40.00 Pest Control Inside
Please Note: Condo’s never have to do the Ext Pest Control. Please check with your Home owners association as sometimes the pest control is already included in your HOA fees that you pay monthly.
Lawn Care:  Include the regular cutting of the lawn, edging, trimming, weeding of flower beds and spraying of the lawn for insects and fertilizers. Trimming of shrubs, adding landscaping mulch and irrigation repairs are charged at an additional fee. Monthly fee: $60.00
Some communities provide their own lawn service.
Cleaning Charges 
The size of the home including the number of bedrooms and bathrooms decides the cost of the clean. Verdi Vacation Homes requires that the homes be professionally cleaned after every departure. If an owner wishes to clean their own home (Verdi Vacation does not recommend it) they will be charged a $35 inspection fee to make sure the home has been cleaned to our level of service for the next arriving guest. From time to time your home may need a quick “spruce clean”. The spruce clean is a touch up clean if a home has been unoccupied for a prolong period of time. The spruce clean would be based on the size of the home and start at as little as $35.00. If the property is rented out less then 5 days, then the renter will be charged for cleaning fees.

(Required once a year) Furniture is moved. Dusting is from ceiling to floor. Cupboards and drawers are cleaned out. Bed comforters and skirting are taken to cleaners. Appliances, including the washer and dryer, are moved and cleaned underneath. Furniture, draperies, mattresses, and carpet will be cleaned by a professional cleaning service. A spring clean takes a few days to complete for a 3 or 4 bedroom home. Spring cleaning prices start at $190.00 (priced according to the size of the home). Maintenance & Repair Charges:

Any maintenance work that Verdi Vacation Homes provides with our staff will be charged an hourly rate of $30.00 (minimum 1 hour charge) plus materials. Only minor work will be carried out without the owner’s permission and only to keep the house in a presentable shape. Any maintenance work or purchase in excess of $150.00 will require owner’s permission, unless it is an emergency. Verdi Vacation Homes does have an after hours emergency trip charge of $99.00. Emergency repairs are not to exceed $300.00 without the owner’s written consent. If a purchase will cost more than $300, we require a signed credit card authorization from the homeowner before any items will be purchased. Verdi Vacation Homes does have a trip charge for maintenance that is performed by outside vendors that require us to open the property and stay with them while performing the repair. We also inspect the quality of work by the vendor. Replacements: 
The owner will be contacted for any household replacement over $100.00. There are household items that will suffer from normal wear and tear, i.e.; pots & pans, linens, dish towels and pillows. Over time and depending on the volume of rental traffic in the home replacement of these items should be expected. Guest check-in and check-out policy: Verdi Vacation Homes require all guests to check-in at our office located in Champions Gate. Check-in time is 4:00 pm U.S Eastern Time. If guests arrive after our normal business hours they may go directly to the home and must sign in at the office the next day. All guests must check-out at 11:00 am U.S Eastern Time. The guests only need to leave the key in the lockbox at the home on departure. Guest Services:

At an additional cost, Verdi Vacation Homes have a number of guest service items such as cribs, BBQ grills, baby high chairs and rollaway beds. Look at Menu bar Guest Service to view what Verdi Homes will have to offer our Guests. Bookings: 
Verdi Vacation Homes accepts bookings from consumers directly, online travel sites, travel agents and Tour Operators on a daily basis for the homes. Every owner has a private calendar located on our main website disney-village.com, which is updated daily. Verdi Vacation Homes will also email the owner a rental confirmation on each booking taken. We ask that since we receive bookings for last minute arrivals too people coming next year, that owners inform us in writing by email any dates that they are booking the home for themselves or their guests. Verdi Vacation will send owner written confirmation by email for every booking owners make in the homes to make sure the homes are not double booked. Verdi Vacation Homes does offer guest that book direct with us their choice of home they would like to rent. Since we are committing specific homes to guest at rack rates we require that the booking be honored.
Property Trading Account:

This account is used to pay all charges that involve the managing of the home, (water, telephone, cable, electric, and security alarms), Verdi Vacation Home’s monthly fees and any repairs or replacements that are needed for the home. New homes require a $1.000,00 initial deposit to setup all required utilities and Verdi Vacation setup fees. Each account is managed at our office and at the end of each month you are sent an invoice, showing all outgoings and a statement showing income & expenditure. You will be advised of any balances due at this time. If your account is in credit over the $1000 we can transfer excess funds into your own personal bank account. Note: Verdi Vacation Homes will not be held responsible for utility bill payments, pool service, cleaning of home, pest control, taxes or repairs if an account has insufficient funds. NO EXCEPTIONS. We can keep a credit card on file if owner wishes. Inventory: 
Verdi Vacation Homes does inspect each home prior to each guest’s arrival and each guest’s departure to make sure everything is in proper order. Verdi Vacation Homes will note and inform owners of any excess wear and tear or incidentals from a guest in the home. If owners place personal items such as video games, DVDs, CDs or game room equipment in the home Verdi Vacation Homes will not be responsible for such items. Federal Income Taxes: 
We will provide you with a statement of your income annually, and a copy will also be sent to the U.S. Federal Government. To that end we will need from you a Federal Tax I.D. Number, when you enter into this agreement and we will assist in this effort by recommending Central Florida Accounting Services to file on your behalf all necessary registrations and ongoing accounting services. We suggest that you use an Accounting Firm that specializes in Foreign Investment. Licensing, Local, State and Federal Taxes and other Legal Requirements: 
Owners must have an individual taxpayer identification number (ITIN), the property must be licensed with the Department of Business and Professional Regulation and you must maintain an occupation license if your property is to be rented as a vacation home. State Sales Tax and County Sales Tax is payable on all bookings and is collected directly from the guest. Non-compliance with the above-mentioned requirements can lead to a heavy fine or even loss of your property. Under State requirements there are items that a vacation home will need prior to the first booking: • Fire extinguisher (one for each floor of the home) • Emergency lights • Smoke detectors • Emergency exist signs • Pool alarms or pool safety fence We will arrange to supply such items as needed, the cost of which will be debited from your account. ________________________________________________Real Estate Taxes: Annual Property Taxes will remain your responsibility .If you property is mortgaged, this payment may be included in your monthly obligation; otherwise you should receive notification from the County Tax Assessor of the amount and due date.
